2019-07-31T00:43:11+00:00

We’re in the swing of summer, and, when you live on the Westside, that means it’s time to go to the park or hop on the bike for a day of fun in the sun. Thankfully, 11724 Culver’s location puts you within easy reach of both. Here you get to revel in your spacious, single-family detached home with three to four bedrooms and up to 2,473 square feet, and explore the area’s vast recreational hotspots just minutes from home—but only if you hurry. There are only a handful of homes remaining, with prices from just $1,295,000. Interested buyers are encouraged to call (310) 313-3339 or visit the website to schedule a tour ASAP.

Whether you already have the pleasure of living in the area or are getting ready to make your move, you may be looking for a great guide to summer fun on the Westside, and we’re happy to provide another round of ideas. Last month we took a look at the best hikes and beaches in the area, and now you can read on for our take on the best parks and bike paths. Stay tuned in the coming weeks for a third guide, which will outline some of our favorite water sports, activities, and outdoor fitness spots.

Best Parks on the Westside

Bluff Creek Park, 12604 Bluff Creek Drive, Playa Vista
There are 29 parks in Playa Vista, giving you plenty of opportunities to have a picnic, kick the soccer ball, or simply enjoy the green space within a few minutes of 11724 Culver. Ballona Discovery Park is a serene spot that also offers a great way to learn more about the Ballona Wetlands, and The Lawn is a neighborhood park with playground equipment and a large, grassy area. We are partial to the dog parks, however, especially the off-leash Bluff Creek Dog Park, where there are separate play yards for big and small dogs, plus grassy hills, a bubbling water feature, and shaded seating.

Below, from left to right: Playa Vista’s Bluff Creek Dog Park, soccer field, walking path and seating area.

Veterans Memorial Park, 4117 Overland Ave., Culver City
This urban park offers facilities for soccer soccer fields, softball diamonds, and basketball and tennis courts, as well as a kids’ playground with swings and picnic tables. Right next door is the Culver City Municipal Plunge, a 40,000-square-foot facility with a heated, Olympic-size pool for recreational swimming, lessons, exercise, and lap swimming.

Kenneth Hahn State Recreation Area, 4100 South La Cienega Blvd., Baldwin Hills
This impressive park just minutes from 11724 Culver has tons of amenities, including a lotus pond, fishing lake, and sand volleyball court, plus views from the ocean to downtown L.A. to the South Bay to the San Gabriel Mountains. “One of the most actively used features is the park’s variety of footpaths and trails,” said the California Department of Parks and Recreation. “The Burke Roche Trail and the Rim Trail are the most recent trails created. More than 7 miles of existing trails include the Burke Roche trail which is 2.2 miles, the Bowl Loop at 0.8 miles, the Ridge trail at 2.6 miles, the Waterfall Trail at one mile and the Ballfield Walking Path at one half-mile.”

Culver City Park, 9910 Jefferson Blvd., Culver City
This hilltop park has almost every conceivable amenity, including playground equipment, a skate park, fitness stairs, a dog park, and a kids’ dream: “a sand and water area with a working water pump and water wheels where they can build dams and construct sand castles that would make Frank Gehry proud,” said Red Tricycle. “Once everyone has had their fill of the outdoors, cross the street to the Star Eco Station and take a quick tour of their exotic rescued wildlife center.”

South Beach Park, on the Venice border at 3400 Barnard Way
“Avast there off the port bow! Looks like a ship has run ashore on the Santa Monica beach boardwalk directly across from the water and turned itself into a playground fit for all sorts of aquatic adventurers,” said Red Tricycle. “With climbing ropes, swings, a roller slide, and sandpit with water pump, your curious captains will have a blast pretending they are ocean explorers adrift at sea. A soft rubber padded play area covers the entire park’s floor making parents breathe out a sigh of relief while they breathe in that crisp ocean air.”

Burton W Chase Park, 13650 Mindanao Way, Marina del Rey
The site of many of the city’s special events throughout the year, including the Summer Concert Series, Burton Chace Park is considered “the crown jewel of the Marina,” said Los Angeles Magazine. The park also offers “a multipurpose room, picnic shelters and excellent harbor views.”

Palisades Park, Ocean Avenue, Santa Monica
This idyllic spot isn’t just for tourists and film companies. “Palm and eucalyptus-lined paths” provide a feeling of serenity, which is only enhanced by the views spanning the ocean and the Santa Monica Mountains. It’s not a kids’ play zone, but a stroll along the park from the pier to San Vicente will clear the mind, and allow you to get in some good steps.

Best Bike Paths on the Westside

Culver Boulevard Median Trail, Culver City
This bike path couldn’t be any more convenient for owners at 11724 Culver unless it went right through their living rooms. Located just outside the community in the landscaped median, the trail “was built on a former Pacific Electric interurban line—commonly known as the Red Cars after the trolley system’s signature livery color—that once connected Culver City to Redondo Beach via Playa del Rey, El Segundo, Manhattan Beach and Hermosa Beach,” said TrailLink. Today, it travels 1.9 miles down Culver Blvd. to Del Rey, where it’s a quick hop over to the Ballona Creek Bike Path.

Below from left to right: The Culver Boulevard Median Park and Bike Path, a map of the Ballona Creek Bike Path, and two views of the Marvin Braude Coastal Trail, winding through Santa Monica and Venice.

The Ballona Creek Bike Path, Culver City
This popular path starts at Syd Kronenthal Park in east Culver City and goes for seven miles, connecting to the Coast Bike Path in Marina del Rey. It can be accessed from several additional points along the way, including “Dusquesne Avenue, Overland Avenue, Ocean Drive, Sepulveda Boulevard, Sawtelle Avenue, Slauson Avenue, Inglewood Boulevard, Centinela Avenue, McConnell Avenue, Lincoln Boulevard, Fisherman’s Village in Marina Del Rey, and Pacific Avenue,” said the LA County Department of Parks and Recreation.

Marvin Braude Bike Trail, Pacific Palisades to Palos Verdes
“This beloved 22-mile bicycle path traces nearly the entire extent of L.A.’s westward-facing coastline,” said Timeout. “The path starts at Will Rogers State Beach, passes drool-worthy real estate in Santa Monica, Venice and Manhattan Beach and winds its way all the way down to Torrance County Beach—you probably know its South Bay expanse better as ‘the Strand.’”

Whether you’re just making your way here, or have been here a while and simply want a great guide to summer fun on the Westside, we’ve got some ideas. Today we’re tackling the best hikes and beaches in the area, but stay tuned in the coming weeks, when we outline a few of our fave water sports and activities, parks, bike paths, and outdoor fitness spots!

BEACHES ON THE WESTSIDE

Marina del Rey—Mother’s Beach

Mother’s Beach isn’t on the ocean, but it easily makes the list of best beaches on the Westside. It’s a popular sandy stretch along the harbor that families love because there are no waves. There are, however, sheltered picnic tables, barbecue grills and playground equipment. Mother’s Beach is also the site of numerous summer events on the Westside, like ArtSea in May, the Kahanamoku Klassic in June, and Beach Eats every Thursday through September.

Santa Monica State Beach

Keep in mind that the closer you get to the Santa Monica Pier, the more crowded the beach will be. On the Pier itself, you have a ton of restaurants from casual to fancy, carnival games and rides, and a slew of events all summer. For a more serene Santa Monica Beach experience, head up the coast a bit.

Dockweiler State Beach

Dockweiler is another one of the best beaches on the Westside and a great choice for families—or anyone who would get a kick out of watching the planes overhead while they’re relaxing on the sand or swimming or surfing in the ocean. You can also play a game on the beach volleyball courts and wind down the day with a bonfire—one of the few beaches around where this is allowed.

Venice Beach

“People-watching is the raison d’être at Venice Beach, which effectively continues from the southern end of Santa Monica Beach without a break,” said Timeout. The Boardwalk will be crowded, but it’s still something to experience, not to mention an opportunity to “skate or cycle, watch or play volleyball or basketball, and check out the pumped-up gym bunnies who work out at Muscle Beach.”

HIKING SPOTS

You have some great options for hiking on the Westside, with trails that offers a variety of difficulty levels and the bonus of some truly spectacular views.

Franklin Canyon Park

Franklin Canyon Park spans 605 acres in Beverly Hills and “features over five miles of hiking trails,” said Discover Los Angeles. They recommend the one-mile (round trip) Discovery Trail, which features Franklin Canyon Lake and the Sooky Goldman Nature Center. Or, choose a more challenging option, “such as the Hastain Trail, which rises to offer views from West L.A. to the Pacific.”

A few fun facts about this hiking spot: “Pop culture fans will likely recognize Franklin Canyon Park, which is frequently used as a TV and film location, including the famous hitchhiking scene from It Happened One Night with Clark Gable and Claudette Colbert. The three-acre Franklin Lake was the ‘fishing hole’ in the opening credits of The Andy Griffith Show, as well as the lagoon in the Universal Studios horror classic Creature from the Black Lagoon.”

Will Rogers State Park

11724 Culver’s location just minutes from the beach puts this Santa Monica treasure within easy reach. For a hike that will get your heart beating, try the six-mile Rustic Canyon Loop/Inspiration Point Trail.

The side route to Inspiration Point is “a quick detour and worth the effort…for some spectacular views of the Pacific Ocean, the L.A. Basin and the Santa Monica Mountains,” said Discover Los Angeles.

Topanga State Park

Head up the coast a bit to Pacific Palisades for a seven-mile hike from Los Liones Trail to Parker Mesa Overlook. When you get to the end, you’ll be treated to some incredible views that span the hillside, the city, the curve of the coastline, and the bright blue Pacific Ocean.

Beware that this hike includes some tough sections. “Switchbacks and steep hill climbs characterize the first two miles of the Topanga State Park hike,” they said. “With an elevation gain of about 1,300 feet, it’s definitely a tougher climb. But you can find your reward as you gaze out from a vantage point atop the bluff. Enjoy a picnic lunch or relax on a bench while taking in the overlook.”

Escondido Canyon

The payoff at the end of this Malibu hike: The gorgeous waterfall. At 4.2 miles round-trip, Escondido Canyon offers a “gradual climb that drifts in and out of tree covering, alongside canyon walls. Soon, you’ll be standing at the base of the 50-foot-high Escondido Falls, admiring the multi-tiered cataract flowing over moss-covered rocks.”

Depending on the water level, you might be able to cool off in the pool that the falls empty into, and climb the rocks for an even better view. Pro tip: Wear waterproof shoes and bring extra socks. You’re going to get your feet wet.

11724 is Tech Central!

Living in Silicon Beach: New Westside homes provide convenience, affordability

When you say, “high tech,” many people naturally think of Northern California’s Silicon Valley. But, another California hotspot farther down the coast is right on its heels.

Concentrated on the Westside of Los Angeles, the area known as Silicon Beach — encompassing Santa Monica to the Los Angeles Airport and Venice Beach to the Hollywood Hills — is worth “more than $155 billion,” according to an analysis by Mediakix. This economic juggernaut has created an abundance of jobs in one of the country’s hottest real estate markets, and 11724 Culver offers brand new homes on the Westside, with quick and easy access to all of the tech shops.

11724’s spacious, detached residences provide up to 2,473 square feet of open-concept living space from only $1,295,000 — a more affordable price point than the median for the 90066 zip code. The contemporary tri-level floor plans offer three to four bedrooms and and in-demand, high-end, energy-efficient features. Gourmet kitchens include expansive islands, Quartz countertops and stainless steel appliances, and flow right into the dining and living areas. The luxe master suites are located upstairs for privacy, and feature large walk-in closets and spa baths with walk-in showers. These distinctive residences also boast private yards and two-car attached, direct-access garages.

This limited offering is selling rapidly, so buyers who are interested in single-family homes on the Westside are encouraged to schedule a tour soon by calling (310) 313-3339.

11724 Culver: In the heart of Silicon Beach employment centers

Discover Los Angeles notes that, “Los Angeles County, largely because of Silicon Beach’s growth, has more high-tech jobs than Boston-Cambridge, Santa Clara County and New York City, according to the Los Angeles County Economic Development Corp. And contrary to the bookish reputation of such tech companies, Silicon Beach’s growth has fed an influx of residents, businesses and tourists alike looking for that combination of activity, beach vibe and artsiness that’s long been associated with the area.”

This combination of factors is leading tech stars to seek employment in Southern California instead of up north. Those who want to be close to work, without having to deal with the traffic crunch in Playa Vista or the “chaotic beach scene on the Boardwalk” — as Discover Los Angeles calls it — are increasingly looking to West Los Angeles. 11724 Culver provides a central location, more space and a lower price point than other Silicon Beach options. 1724’s brand new Westside homes are up to hundreds of thousands of dollars less than Playa Vista’s smaller new homes, and often comparable with smaller, older homes in Santa Monica and Culver City that are largely in need of costly, frustrating and time-consuming renovations.

Get to know Silicon Beach a bit better with this overview of its key areas:

Playa Vista

Playa Vista is a dynamic tech hub that hosts dozens of global employers. Google recently added more than 100,000 square feet to their new digs in the massive four-story Spruce Goose hangar and YouTube Space — located in the former  Howard Hughes Airport — offers free access to a number of production resources for creators. The Honest Company, actress Jessica Alba’s billion-dollar wellness brand, is also headquartered in Playa Vista.

“A relatively young community, Playa Vista surprisingly boasts many heavy-hitters in the tech industry,” said built in LA. “Playa Vista has large, open structures, making it perfect for the sprawling office spaces that tech companies and startups love.”

It also has numerous new-home offerings, but is well-known as a very expensive place to live. According to Zillow, “The median list price per square foot in Playa Vista is $769.” That’s a whopping $246 higher than the Los Angeles average of $523 and $139 higher than 11724 Culver’s $630 median.

Culver City

There is also a push east among tech companies, many of whom are finding the ideal home in Culver City. Apple recently announced “plans to open a new office in Culver City, which is expected to create 1,000 new jobs,” said ABC7. “The jobs will be a mix of technology in digital music and video programming, two areas where Apple is expanding to compete with Spotify and Netflix.” The office is located at 8777 Washington Blvd., just three miles from 11724 Culver—a location chosen, said Richard Florida, an urban development expert at the University of Toronto, because they are “just picking America’s most established superstar cities and tech hubs.”

Tech-based on-demand storage and moving company Clutter, cybersecurity leader Symantec, and computer hardware/software company Media Temple are also located in Culver City.

Santa Monica

Social media app Snapchat came to prominence during its time in Venice, where they snapped up real estate at an amazing pace, but has since settled into its impressive new digs — 300,000 square feet at the Santa Monica Business Park — just four miles from the Westside new homes of 11724 Culver. Streaming entertainment company Hulu is also located in Santa Monica, with 95,000 square feet of creative space in the city.

The city is also one of the hottest incubators for startups, including:

  • ZipRecruiter, one of the most well-known online employment marketplaces
  • Tradesy, a marketplace for designer goods
  • Headspace, a meditation-based mental fitness app
  • Fair.com, a car-buying app
  • Inspire, making clean energy “approachable” through personalized home subscription plans
  • Hallmark Labs, the digital arm of Hallmark Cards, Inc.
  • TaskUs, specializing in customer care and back office support for companies

Venice

Just three and one-half miles from the new homes at 11724 Culver, the Venice Beach Boardwalk was once thought of as mainly a hippy hangout. Today, Venice is L.A.’s “arguably buzziest area” and “downright electric,” according to Discover LA. Before SnapChat’s move to Santa Monica, their 305,000 square feet of office space was divided between numerous Venice properties. Google L.A. has leased Frank Gehry’s landmark Binoculars Building since 2011, and Gem — a crypto investment app — is headquartered in stylish digs just a few blocks from the historic Muscle Beach.

Located two miles southwest of Downtown Los Angeles, USC is easily accessible from 11724 Culver via Metro Expo Line in Downtown Culver City, just over two and one-half miles from the community. Founded in 1969, the college provides university-level coursework that is transferable to UC and national schools, and is responsible for sending hundreds of students to four-year colleges every year.

In addition to academic programs, they also offer courses geared toward career growth. West L.A. College’s Dental Hygiene program is one of only two in the California community college system that offers a Bachelor’s degree. The college is located just two and one-half miles from 11724 Culver.

Santa Monica College

Santa Monica College (SMC) is an accredited California Community College and the state’s No. 1 transfer college for the past 27 years, funneling more students into universities like UCLA, USC, and LMU than any other school. SMC offers 110 degrees and certificates, with more than 1,400 classes offered.

The college offers the same lower-division courses as UC schools and many other national four-year universities, allowing students to advance their education at a much lower cost. SMC is under six miles from 11724 Culver and is also accessible by the Metro’s Expo Line, which stops at Colorado and 17th Street, about a mile from campus.
