Living in Silicon Beach: New Westside homes provide convenience, affordability

When you say, “high tech,” many people naturally think of Northern California’s Silicon Valley. But, another California hotspot farther down the coast is right on its heels.

Concentrated on the Westside of Los Angeles, the area known as Silicon Beach — encompassing Santa Monica to the Los Angeles Airport and Venice Beach to the Hollywood Hills — is worth “more than $155 billion,” according to an analysis by Mediakix. This economic juggernaut has created an abundance of jobs in one of the country’s hottest real estate markets, and 11724 Culver offers brand new homes on the Westside, with quick and easy access to all of the tech shops.

11724’s spacious, detached residences provide up to 2,473 square feet of open-concept living space from only $1,295,000 — a more affordable price point than the median for the 90066 zip code. The contemporary tri-level floor plans offer three to four bedrooms and and in-demand, high-end, energy-efficient features. Gourmet kitchens include expansive islands, Quartz countertops and stainless steel appliances, and flow right into the dining and living areas. The luxe master suites are located upstairs for privacy, and feature large walk-in closets and spa baths with walk-in showers. These distinctive residences also boast private yards and two-car attached, direct-access garages.

This limited offering is selling rapidly, so buyers who are interested in single-family homes on the Westside are encouraged to schedule a tour soon by calling (310) 313-3339.

11724 Culver: In the heart of Silicon Beach employment centers

Discover Los Angeles notes that, “Los Angeles County, largely because of Silicon Beach’s growth, has more high-tech jobs than Boston-Cambridge, Santa Clara County and New York City, according to the Los Angeles County Economic Development Corp. And contrary to the bookish reputation of such tech companies, Silicon Beach’s growth has fed an influx of residents, businesses and tourists alike looking for that combination of activity, beach vibe and artsiness that’s long been associated with the area.”

This combination of factors is leading tech stars to seek employment in Southern California instead of up north. Those who want to be close to work, without having to deal with the traffic crunch in Playa Vista or the “chaotic beach scene on the Boardwalk” — as Discover Los Angeles calls it — are increasingly looking to West Los Angeles. 11724 Culver provides a central location, more space and a lower price point than other Silicon Beach options. 1724’s brand new Westside homes are up to hundreds of thousands of dollars less than Playa Vista’s smaller new homes, and often comparable with smaller, older homes in Santa Monica and Culver City that are largely in need of costly, frustrating and time-consuming renovations.

Get to know Silicon Beach a bit better with this overview of its key areas:

Playa Vista

Playa Vista is a dynamic tech hub that hosts dozens of global employers. Google recently added more than 100,000 square feet to their new digs in the massive four-story Spruce Goose hangar and YouTube Space — located in the former  Howard Hughes Airport — offers free access to a number of production resources for creators. The Honest Company, actress Jessica Alba’s billion-dollar wellness brand, is also headquartered in Playa Vista.

“A relatively young community, Playa Vista surprisingly boasts many heavy-hitters in the tech industry,” said built in LA. “Playa Vista has large, open structures, making it perfect for the sprawling office spaces that tech companies and startups love.”

It also has numerous new-home offerings, but is well-known as a very expensive place to live. According to Zillow, “The median list price per square foot in Playa Vista is $769.” That’s a whopping $246 higher than the Los Angeles average of $523 and $139 higher than 11724 Culver’s $630 median.

Culver City

There is also a push east among tech companies, many of whom are finding the ideal home in Culver City. Apple recently announced “plans to open a new office in Culver City, which is expected to create 1,000 new jobs,” said ABC7. “The jobs will be a mix of technology in digital music and video programming, two areas where Apple is expanding to compete with Spotify and Netflix.” The office is located at 8777 Washington Blvd., just three miles from 11724 Culver—a location chosen, said Richard Florida, an urban development expert at the University of Toronto, because they are “just picking America’s most established superstar cities and tech hubs.”

Tech-based on-demand storage and moving company Clutter, cybersecurity leader Symantec, and computer hardware/software company Media Temple are also located in Culver City.

Santa Monica

Social media app Snapchat came to prominence during its time in Venice, where they snapped up real estate at an amazing pace, but has since settled into its impressive new digs — 300,000 square feet at the Santa Monica Business Park — just four miles from the Westside new homes of 11724 Culver. Streaming entertainment company Hulu is also located in Santa Monica, with 95,000 square feet of creative space in the city.

The city is also one of the hottest incubators for startups, including:

  • ZipRecruiter, one of the most well-known online employment marketplaces
  • Tradesy, a marketplace for designer goods
  • Headspace, a meditation-based mental fitness app
  • Fair.com, a car-buying app
  • Inspire, making clean energy “approachable” through personalized home subscription plans
  • Hallmark Labs, the digital arm of Hallmark Cards, Inc.
  • TaskUs, specializing in customer care and back office support for companies

Venice

Just three and one-half miles from the new homes at 11724 Culver, the Venice Beach Boardwalk was once thought of as mainly a hippy hangout. Today, Venice is L.A.’s “arguably buzziest area” and “downright electric,” according to Discover LA. Before SnapChat’s move to Santa Monica, their 305,000 square feet of office space was divided between numerous Venice properties. Google L.A. has leased Frank Gehry’s landmark Binoculars Building since 2011, and Gem — a crypto investment app — is headquartered in stylish digs just a few blocks from the historic Muscle Beach.
